Tucked away in the Nyon area of Morzine, located at the top of the Nyon building 25 meters from the Téléphérique is our unique property comprising of a modern kitchen and lounge area leading to the outdoor balcony, stylish shower room, a separate WC, 2 well appointed bedrooms and a cosy cabin bed area.
Entering through the front door brings you into the kitchen which is packed with features including; SMEG fridge freezer, Samsung washing machine, 2 Ninja grill ovens, SMEG coffee maker, toaster and kettle, 2 ring integrated induction hob, dedicated chiller for drinks, dishwasher and microwave. Cutlery, crockery, glasses, coffee cups, utensils, pots and pans are also included. There is also a boot drying area.
Passing through the kitchen takes you to the lounge where you will find a comfy L shape sofa, side chair, a 6 seater dining table and a wall mounted 60 inch Samsung TV with Amazon Fire TV giving you access to all the usual streaming services as well as our own media server packed with tonnes of movies and TV series. You can also enjoy playing a great collection of Nintendo Wii games and accessories or the Microsoft Xbox One. If music is more your thing, we have integrated Bose ceiling speakers and a wall mounted iPad containing thousands of tracks to choose from. You can also chat to our Amazon Alexa and play your own preferred music through the ceiling speakers.
Located on the ground floor off the kitchen is the shower room, which hosts a fantastic power shower with a wall outlet and rain shower. A toilet, sink and mirrored wall cabinet are also in the shower room along with Bluetooth ceiling speakers for those who love to sing in the shower!
Taking the short flight of stairs from the side of the lounge area takes you to the first floor comprising of a WC and the first bedroom. The bedroom can be configured as two single beds or one super king bed. Two bedside lamps with plugs/charging points, clothes storage area, remote control oscillating fan, large skylight, TV with Amazon Fire TV and ceiling spotlights are also contained within this bedroom.
Taking the next short flight of stairs and you arrive on the top floor landing area where you will find our cosy cabin bedroom area. The cabin area has a very comfortable double bed, ample under bed storage and separate integrated storage draws. Two bedside lamps with plugs/charging points, remote control oscillating fan, smart TV and ceiling spotlights are also contained within the cabin area.
Next to the cabin area is the second bedroom. The bedroom can be configured as two single beds or one super king bed. Two bedside lamps with plugs/charging points, clothes storage area, remote control oscillating fan, two small windows, TV with Amazon Fire TV and ceiling spotlights are also contained within this bedroom.
The kitchen, lounge and WC come with underfloor heating and there are multiple smart radiators located throughout the property including the bedrooms and shower room. Mesh WiFi is also available throughout the property.
The Garage is situated to the rear of the apartment building, facing the lower Nyon Car Park. It is set up to store your car. It is kitted out with the tools to service and wash down bikes. To make use of the space as a family we have installed a fold down Pool table/Tennis Table and dart Board.
The Cave is in the basement of the apartment building, it’s where we ask you to store you Ski’s and Poles.

Our Booking Calendar during the Summer and Winter seasons is set to only accept bookings from Saturday to Saturday. If you require different days in the Summer and Winter seasons, please click here and Contact Us with your requirements and we’ll do our best to fit you in.
As well as the cost of the accommodation (plus any extras you have requested) there is a damage deposit is €750 and completely separate from the booking/payment price you pay.
The damage deposit is not taken from your account, it is just pre-authorised. This is a temporary hold on the specified amount against the available funds on your payment card, not an actual charged amount, and no funds are taken at that time.

our own skis rental…
In case you hadn’t realised, we are really into our skiing! We have a small collection of skis at the property (so you don’t have to trek into town) available to rent directly from us. The skis are regularly serviced and offered at a fraction of the rental shop prices (as little as €9 per day).

tell us about the tech…
There is quite a bit of tech dotted around the apartment for you to enjoy on those days off or rainy days.
Whether it’s movies, TV series, console gaming, music or old school board games…. we’ve got you covered!
From TVs in the lounge and bedrooms with Netflix included and our own awesome PLEX media service, to Amazon Alexa, Nintendo Wii and Xbox we’ve done our best to cater for everyone.
We’ve listed out below in a bit more detail all the tech we have provided, how to work it and more importantly, where to find it all…
Lets start with the TVs and apps. Located in the Lounge area there is a 60 inch Samsung TV, located in both bedrooms is a 42 inch Samsung TV with Bose soundbars and the cabin bed has a smaller 24 inch smart TV.
Each of the TVs has Netflix and PLEX (this is our own internal media platform which has thousands of the latest movies, TV series, music and audiobooks) and French terrestrial TV channels are also available.
With each TV there is also a pair of Beats wireless headphones.
As a family we have used Alexa for many years and love how simple and convenient it is for listening to the news, playing music, international radio stations, getting the latest weather reports, help with your crossword and sooooo much more.
So we decided to install 2 Alexa devices in the apartment. The first is located in the kitchen ceiling just above the breakfast bar and it is connected to the Bose speakers for better sound quality, which are also located just above the breakfast bar.
The second is located in the shower room ceiling for those all important singing in the shower moments! The Alexa is connected to the Bose speakers for better sound quality.
Located in the middle of the kitchen/lounge area and mounted on the wall is an Apple iPad. This device is connected to the Bose speakers in the kitchen and contains an app called PLEX Amp.
This is a music specific application from the creators of PLEX and with a few simple taps on the screen, you can select your favourite artist, album, single or genre of music. The more you play, the more PLEX Amp gets to know what you enjoy listening to and can give you some great suggestions that you’ll hopefully enjoy listening to!
Moving onto the consoles… We love having the occasional Mario Kart or Wii Sport battle so we decided to share this option with our guests.
Wall mounted in the lounge is a Nintendo Wii which is connected to the lounge TV and located in the top 2 cupboard doors of the cabinet underneath the lounge TV are 4 Wii controllers, the top 10 Wii games plus a tonne of accessories from tennis rackets to steering wheels and many more.
We hope you enjoy this extra as much as we do.
For those who take their gaming slightly more serious, we have a digital XBOX One which is also connected to the lounge TV and comes with 2 wireless controllers.
We decided to go with the digital version of the XBOX One as your games and saves travel with you. Rather than having to take physical discs with you, just sign in on the XBOX One with your Microsoft Account and you’re ready to go.
Games are downloaded and ready to play when you are; no need to worry about discs!
For those of you who prefer a more old school approach to your gaming, we have you covered!
Located in the bottom cupboard doors of the cabinet underneath the lounge TV are number of carefully selected classic board games.
As much as we enjoy our tech, sometimes there is nothing better than a family Monopoly afternoon (hopefully without too many arguments when someone gets caught steeling from the bank!).
So that’s a run down of the main tech we have in the apartment. There are a few other additional items (which I will keep short and sweet so as not to bore you too much!)… There is 4G mesh WiFi available throughout the apartment. Located at the side of the breakfast bar on the wall is a QR Code which you can scan with your phone to automatically connect to the WiFi and for laptops or other devices, the WiFi password is in the Apartment Welcome Pack.
Located in the kitchen built into the area where the ovens are, you will find an Eufy robot Hoover… When you’re on holiday, the last thing you want to be doing is any hoovering up, so why not let Dustbin Bieber (that’s what we have affectionately named it) do the job for you. Press the button on the top of the hoover as you’re heading out the door and let Dustbin do the rest!
Just above the wall mounted Apple iPad in the lounge is a digital weather station with multiple functions, including indoor and outdoor temperature and humidity comfort, air pressure, weather forecast, atomic clock, ice warning and calendar. A great resource for helping to plan out your week according to expected weather conditions.

Welcome to our Frequently Asked Questions page. Emma and I have collated a list of the most commonly asked questions plus a few that we have asked ourselves over the years and put them into the three categories below (all about the booking, the apartment, getting to Morzine & the resort).

What deposit is needed to secure the holiday?
20% of the accommodation rental cost is needed to confirm a booking in any of our self catered properties.
How do I pay?
You can make the payment using your credit or debit card via the secure and encrypted Stripe payment system.
When do I have to pay my holiday balance?
The balance is due 8 weeks before your arrival date. Chris or Emma will send you a reminder email on the due date. If you have book within 8 weeks of your arrival date, the full cost is due at the time of booking.
Can I pay my final balance early?
Yes, if you want you can pay your final balance before the due date, simply login to our secure portal with the username and password we sent you, click the Payment link and you will be taken to a secure Stripe payment page.
Do you charge a Damage Deposit?
Please report any breakages to us. This allows us to replenish crockery, glasses etc… or carry out maintenance work. You won’t be charged for the odd small breakage within a reasonable measure.
The damage deposit is €750 and completely separate from the booking/payment price you pay for the apartment (you can see a detailed breakdown of each apartment cost in the email which is sent to you at the time of booking).

When is your changeover day?
In the Summer and Winter season the apartment operates on a Saturday to Saturday basis. During these seasons, if you select any other arrival day or departure day, the calendar will reject the request. We however sometimes offer some flexibility depending on the other bookings that have been made around your preferred dates. If you do require a check-in/check-out that isn’t a Saturday, please click here to Contact Us and we will do our best to accommodate you.
Do you offer short breaks?
Although we normally rent our apartment for full weeks, we can also offer short stays from 3 days. Please click here to Contact Us and we will do our best to accommodate you.
Is it possible to amend/change my booking?
If you need to amend your booking in anyway, for example, dates or accommodation/property based on group size etc. then please contact us as soon as possible. We can give you advice and try to find a solution.
Can I cancel my booking?
If you need to cancel or amend your booking you must telephone/email us as soon as possible. A cancellation will not take effect until we receive and acknowledge written confirmation from you.
In certain circumstances, should we be able to secure an alternative booking for the property (for the same dates), we may be able to offer you a refund of the Initial Deposit & Final Balance paid (where applicable) minus a €300 administration fee and any other costs incurred by us. These other costs can include such things as reducing the price of the week in order to maximise the chance of re-renting it etc).
Nyon 26, if required, will provide the relevant documents for you to place a claim with your insurance provider for the full amount (where a claim is possible).
What happens at check out?
We don’t ask you to thoroughly clean before you leave. All we ask Is that you leave it neat and tidy and undertake the following:
✓ Remove all bed linen other than the mattress/pillow protectors and leave them on the end of the bed.
✓ Remove all rubbish and recycling from the accommodation.
✓ Empty food out of the cupboards.
✓ Pop dirty crockery, glasses etc. in the dishwasher and put it on (on a short cycle)
✓ Make sure all areas of the accommodation are tidy. We don’t expect it to be like when you arrived. There is a brush, mop, bucket, vacuum cleaner and dustpan and brush provided along with cleaning products to use at your will.
✓ Leave any SKI or MTB passes we have provided on the dining table.
✓ Place all Multi Pass passes back into the lock boxes. Take a picture of them in the box and send it to us on WhatsApp. As per our lift pass order form, should the hands-free passes not be returned then the agreed amount will be taken from your security deposit.
✓ Report any breakages to us. This allows us to replenish crockery, glasses etc… or carry out maintenance work. You won’t be charged for the odd small breakage within a reasonable measure.
✓ You will be charged a rubbish removal fee of €50 if you leave any bin bags for us to remove at the end of your stay.
Should the property be left in an unsatisfactory condition resulting in extra cleaning you will be charged an additional cleaning fee up to a maximum of €240. This is subject to the discretion of Nyon 26 & will be brought to your attention within 3 days of your departure.
CHECK OUT IS 10 AM ON DAY OF DEPARTURE UNLESS OTHERWISE AGREED WITH US.
PLEASE LOCK THE CAVE, GARAGE & APARTMENT DOOR UPON EXIT AND RETURN THE KEYS INTO THE LOCKBOX.
How do I get to Morzine?
The easiest way is to either fly to Geneva airport and then take a transfer/hire a car or drive. If you decide to take a transfer, we have partnered with a fantastic local transfer company and can offer a great discount. If you choose to drive to Morzine, we have a secure garage which you are welcome to use.
Do I need a car?
During the Summer or Winter seasons, getting around is easy, the apartment has a bus stop right outside and we are only a 15 minute walk alongside the river into Morzine town centre. We like to have the flexibility of having a car.
What do we do when we arrive?
Please let us know when organising your transport what your expected arrival time will be as this would be a great help to us for organising cleaning schedules).
How do I get to and from the main lifts?
The apartment is approximately 25 metres easy walking distance of the Nyon ski lift.

Airport Transfers
If you are travelling from Geneva airport to our apartment, we can arrange your transfer up the hill and also back to Geneva at the end of your trip as well.
Whilst in Morzine we can also arrange transport to and from your destination. We have proudly partnered with one of the largest transfer companies in Morzine which allows us to offer a 10% discount to our clients.
Childcare
Having quite recently had a young family ourselves, we completely understand how important this can be to ensure the whole family has the best possible experience during your trip. Knowing your children are in a recommended, sage and welcoming environment is key. We would be happy to assist in putting you in contact with a number of providers we would have previously been happy to us, completely depending on your needs.
Equipment Hire
As a family who have been skiing in Morzine, Les Gets and Avoriaz for over 15 years, we have tried a number of different ski rental services, especially when the kids were younger and went up in sizes each season! (The practical solution was to hire rather than buy).
Out of the numerous ski rental services we have tried out, a local shop stood out about the rest due to their friendly and approachable staff, the variety and quality of their equipment, the insane amount of knowledge they have about the sport and their competitive pricing.
The shop, which has been located in the heart of Morzine since 1986, close to the Tourist Office, 100m from the Pleney lift and 300m from the Super Morzine lift. So if you prefer somewhere to leave your skis each day, and be able to physically go into the shop, this is the place for you.

Pleney Fireworks
During the Winter season at the bottom of the Pleney slope we are treated to a fantastic ESF torch lit decent from high up on the mountain, followed by an amazing firework display. Whilst soaking this all in, you can enjoy the tunes from a live DJ and access to a fully stocked bar, courtesy of the Tremplin Hotel. Check at the local tourist office or contact us for the days/times as this can vary during the Winter season.
Ice Diving
The world of silence awaits you under the ice of Lake Montriod, for a dive with an exceptional atmosphere. Supervised by experienced professionals, this extraordinary adventure is open to both beginners and experienced divers.
Lake Montriod (1064 meters above sea level), is the 3rd largest lake in the Haute Savoie region, after Lake Geneva and Lake Annecy. It’s maximum depth is 19m, with a maximum length of 1,320m and a maximum width of a massive 235m!
Every Winter, a layer of ice varying from 60cm to 1m covers the lake in it’s entirety on more than 10 hectares. The calm then invades this majestic site, overhung by a cliff of several hundred meters and bordered by a snowy track of 3km.

Ice Hockey
Enjoy the excitement of an ice hockey match in Morzine! Our resort is proud to host a succession of exhilarating matches that liven up the ice rink and captivate spectators. Whether you are a die-hard ice hockey fan or just keen to see an exciting sports event, the matches won’t fail to impress and entertain you!
Local and international teams battle it out in these intense games that are always full of surprises. Every match is packed with action, suspense and memorable moments.

Kayaking
Kayak canoe rental, stand up paddle board rental, wing foil rental and lessons are all available on the beautiful and tranquil Lac de Montriod. As a family we have rented and taken canoes on the lake and had a fantastic afternoon. At the lake there is also a very nice bar restaurant, children’s play area and numerous walks. If you are interested in any of these activities but aren’t sure how to go about booking or get yourself there and back, get in touch and we will be happy to assist.
Mid-Stay Clean
At some point during your trip, you might fancy having the apartment professionally cleaned so it looks like the first day you stepped into the property. Just let us know when you book or at any point before arriving and we would be happy to arrange this for you.
Mobile Massage
Whether you are looking for deep tissue, relaxing, hot stone, face and head or anything in between, this can be the perfect way to finish off a day on the mountain. Having previously used this fantastic company, we are proud to say we have partnered with them to be able to offer you discounts on their available treatments.
The fully trained and insured therapists tailor your massage to your specific needs to ensure you get the most out of your experience.

Mobile Ski Hire

At a pre-arranged time, suitable to you, a technician will arrive at the apartment and spend the time to make sure you get the perfect equipment with the perfect fit.

Their happy to help ethos, friendly approach, expert knowledge and fantastic discount prices mean that if you are considering the mobile ski hire option, these are the people to get in-touch with.

Mountain Bike Guide/Hiring
If you are new to the region and would like an expert to take you round the trails so you can get your bearings and give you a few pointers along the way, we would highly recommend this before heading out. We can point you in the direction of some fantastic mountain bike guides for yourself or the whole family.
We can also help with the hiring side of things too… Bringing your own bike to Morzine can be a tricky and expensive exercise. Thankfully, there are a number of fantastic bike rental services in the area and over the years we have tried quite a few!
We have been lucky enough to partner with what we feel is one of the best in town. They have an extensive range of Trek bikes, from E-MTBs (full suspension electric mountain bikes) and XC mountain bike hard tails to full downhill race machines! They also stock a great range of family bikes for the enjoyment of the gentler local trails. There bikes undergo a custom set-up just for you, whether you want to change the breaks to your own setup preference or adjust the height of your ride, they can do it all. We are proud to say we have partnered with them to be able to offer you exclusive discounts.
We can also provide you with advice on where to head up the mountain to make sure you get the most out of your day and we provide a secure garage with the apartment where you can store the equipment. Mountain Bike Lessons
If you are new to the mountain or mountain biking and want some pointers before heading out on your own, or a seasoned pro who wants a guide to show you some great local trails, we can point you in the direction of some fantastic fully certified instructors for private or group lessons for kids and adults. Mountain Guide
A fantastic service, whether you are on skis, in snow shoes, on two wheels or foot, which is offered across both the Winter and Summer seasons. Whether you are looking for a half day ski, bike or on foot tour around Morzine and Les Gets or a full tour to Avoriaz and a peek over to the Swiss side and the beautiful Chatel.
Chatel is one of our favourite areas in Summer but especially in Winter… the well-groomed quiet slopes and great spots to stop for a picture, hot chocolate or something stronger make it a great area to visit.
We can put you in touch with some of the most knowledgeable and friendly guides on the mountain. With 15 years in and around the trails, groomed runs and off-piste areas ourselves, we would happily help walk you through the resort maps and talk you through some of the hidden gems! Multi Pass
The Portes du Soleil Multi Pass scheme is a fantastic way to explore the mountains in the Summer season. As a family we have enjoyed many of the activities on offer and found it to be a very cost effective way of keeping the kids happy! The pass is only available through participating accommodation providers, and we are proud to be one of them.
For children under 5 years old, the Multi Pass is free, for the rest of us it’s only 3 EUR per day, you get free access to ski lifts for hikers, the brilliant swimming pools and lake activities, the ice rink,

The mountains are a magical place, whether it’s your first time, or you are a regular visitor to Morzine, hiring a professional photographer will enable you to capture and take some of the magic home with you. Expertly edited photos and videos tailored to your requirements and after proudly partnering with a fantastic local photographer we are able to offer you a great discount too. When you are on holiday you don’t want to be cooking every night, but might not fancy dining out, so we have the perfect solution for you… bring the restaurant feel and professional catering to you! This can be a one off treat or something more regular, it’s completely up to you.

You will find Morzine Source in 160 different places across the resorts and the online guide is the best place to find out what is taking place during your holiday.
The Morzine-Avoriaz Tourist Office is a main information source on the town and ski/bike area. The Tourist Office organises local events and free weekly entertainment. Open 7 days a week through the season with advisors on hand to help you.
Ski Lessons
In Morzine, there is now more than ever, a large number of individuals and organisations offering group and private ski/boarding lessons. It can be difficult to choose the right option to get the most out of the experience. I took regular lessons each season for many many years, as I am really interested in the different techniques for the different styles of skiing on a variety of terrain (and so I could teach the kids a bit too!).
Emma came a bit later to skiing and took lessons from the very start.
Over the years I have tried a number of different organisations but each time came back to ESF and the rest of the family also had very positive lessons each time using ESF. Whether you are just starting out, are an experienced skier/boarder, or somewhere in-between, ESF Morzine have the skilled and experienced instructors to get you to that next level.

Ski Pass
We are lucky enough to have many ski areas in the resort, which can make selecting the right pass for where and when you are wanting to ski a little confusing. This is where we can help, by either explaining where each different pass allows you to ski or by buying the passes and organising them for you to collect on arrival.
Morzine-Les Gets – this is the pass to buy if you are wanting to use the nearest Telecabin (Nyon) and ski across to the area of Morzine and then onto Les Gets, Including the separate mountain area of Mont Chery ( an area accessed via the Petite Train from Les Get Neige front).
Avoriaz – This area is accessible via Super Morzine Gondola, Prodains or Ardent (all of which you can travel to on the resort buses that stop at the Telepherique de Nyon).
Portes du Soleil – This is the pass to buy if you would like to access any of the resorts listed above and the other interconnected resorts that sit under the umbrella of the ‘Portes du Soleil’ resort:
Morzine, Les gets, Saint Jean-D’Aulps, Roc D’Enfer, Avoriaz, Montriond, Chatel, Champery, Morgins, La Chappelle D’Abondance, Abondance Torgon, Val-D’llliez and Les-Crostes-Champoussin.
Supermarket Click And Collect
We understand that time on your trip is precious and never quite long enough, so why waste time in the supermarket! The largest local supermarket is the Carrefour in Morzine offers a click and collect option.
Takeaway Delivery
Sometimes a good takeaway is all you need after a hard day on the mountain! MorzineEats.com is a popular go to, offering a wide variety of takeaway options delivered to the apartment door.
Yoga
Group classes are available at the local Morzine Studio, or arrange a one to one at the apartment. Classes can be designed for all ability levels in a wide variety of classes from different teachers. If this is of interest to you, please let us know and we will be happy to arrange this for you.
Meal Delivery
From world cuisine to Indian kitchen or Asian inspired dishes to vegetarian or vegan classics, kids meals, sides and mor-ish deserts that you just don’t want to share. Locally produced frozen dishes delivered to the apartment door that you can pop straight in the SMEG freezer for later or straight in the oven to enjoy right away. Saving you a trip to the supermarket and the time of cooking from scratch. Parapenting
The buzz of the take-off, the rush of the wind, the silence, and the immense space around you! Pinpoint the landing site and watch it grow as you descend to firm ground in the centre of Morzine once again. Flights are accompanied by an instructor and tailored to you, so it can be a sedate and calming flight or a more exhilarating experience with basic aerobatics like stalls and spins, if you choose (there is a very nice bar close to the landing site too!). So this is our family…. Chris, Emma, Olivia and Alfie. We like to think of Morzine as our home from home, we have been luckily enough to spend time in Morzine, Les Gets and Avoriaz over the last 15 years enjoying all aspects the mountains have to offer… Skiing in the picturesque winter, hiking and biking in the scenic Summer.
